The Victoria Real Estate market remains very strong and there is actually a shortage of good clean properties. At times we look at the market in other parts of BC and Canada. An interesting article came across my inbox about a new development on Salt Spring. Here it is.
Salt Spring Island…
is paradise but space is limited: Bishops Walk offers rare chance to own scarce Island landVictoria, BC, Canada – All real estate offerings claim to be unique. Some actually are – especially on Salt Spring Island, the largest of British Columbia’s serene and beautiful Gulf Islands, where the Islands Trust mandates land development and building lots are scarce.Bishops Walk (www.bishopswalksaltspringisland.com) is a collection of 29 three-quarter-acre estate lots on Salt Spring, just a ten-minute walk from Ganges Village. Living there means you don’t have to take a ferry to Vancouver or Victoria to enjoy urban charms: Salt Spring Island has schools, a hospital, transit system and Ganges offers fine dining, pubs, lively coffee shops, the famous Ganges Village Farmers and Artisan Market, vibrant galleries, antique shops, and more. Bishop’s Walk is being offered by Victoria’s Three Point Properties (www.threepointproperties.com).
Land scarcity makes Bishops Walk a rare investment opportunity and offers a last chance to build a dream home on Salt Spring Island with stunning harbour, ocean and mountain views.
“There’s nothing else on Salt Spring, or any of the Gulf Islands, that compares to this,” says Three Point Properties’ Graham Bavington. “For location, view, and access to services, this sort of building opportunity is in very limited supply. Most land on Salt Spring Island is within the Agricultural Land Reserve, so other lots like these won’t be coming onto the market in the foreseeable future.”
The fully-serviced lots in the master-planned community are connected by a communal pathway that winds through forest and meadow into the village, which also offers a marina and sea plane terminal. Now in a pre-construction sales phase, lot prices begin at $275,000. Most developments go to market with an existing product, but Bishops Walk lets buyers customize their dream home by deciding what sort of home and features they want.
Bishops Walk also offers the added advantage of having a recognized builder in place. CITTA Construction, builder of many award-winning developments such as Victoria’s Sun River and Chocolate Lily Lane has been awarded the contract to build out the first homes at Bishops Walk.
Adjacent to Bishops Walk is Bishops Green (www.bishopsgreensaltspringisland.com), another offering by Three Point Properties: these custom-finished village homes offer many of the same amenities, like walking access to Ganges. Three finished homes are available, starting at $599,000.
Like the other Gulf Islands, Salt Spring Island offers tranquility, a soft climate, and a laid-back lifestyle. Unlike the others, Salt Spring has a hospital, transit services, and easy access to Vancouver Island and the mainland from three different ferry terminals.
Island Styled New Urbanism
Bishops Walk and Bishops Green represent a Gulf Islands brand of New Urbanism – the urban design movement that promotes walkable and transit-oriented development. Residents of both developments can stroll to Ganges and its shops and services. As well, islanders have just celebrated the launch of the Salt Spring Island Transit System, which makes living a car-free lifestyle on Salt Spring much easier.
Real Estate Concierge
Graham Bavington is a property consultant who provides much more than sales services. Three Point Properties understands that many people from outside of the region who are considering buying on Salt Spring need more than a realtor. “People need a sort of real estate concierge. They have a lot of questions, and many want a hands-on, consultative, comprehensive approach when making a decision to buy Island property. We try to fill in all the blanks for buyers – customizing house plans, setting up construction contracts, showing purchasers around the island, even booking accommodations while they’re property hunting,” says Bavington.
Three Point Properties – A Triple Bottom Line Approach to Development Three Point Properties, one of Vancouver Island’s leading real estate developers, is committed to superior planning, progressive use of technology and accountability to communities and the environment. Their goal is to be an example for the world, to show that communities can be developed with reverence for social and environmental values while generating better-than-market return for investors. Their mission is to build communities that will thrive for generations to come.
